    Every month, a fraction of UK property leases are extended for another 90 years or more. We use new data on thousands of these natural experiments from 2003 onwards to estimate the "natural rate of return on capital", \(r_K^\text{*}\), which also represents the long-run dividend-price ratio. \(r_K^\text{*}\) stays around 4.8% between 2003 and 2006, but starts to fall at the onset of the Great Recession, reaching a low of 2.3% in 2022. Real-time monthly data shows a modest uptick in \(r_K^\text{*}\) in 2023 thus far. The natural experiment approach to measuring \(r_K^\text{*}\) is precise, avoids misspecification concerns and provides real-time estimates using publicly available data

    Angesichts leerer Kassen suchen die Kommunen und öffentliche Unternehmen nach neuen Einnahmequellen. Das US-Cross-Border-Leasing scheint ein elegantes Modell dafür zu sein. Wie sonst ließe es sich erklären, dass seit Anfang der 90er Jahre immer mehr deutsche Städte und Kommunen, Gebietskörperschaften, selbst Unternehmen zu diesem Finanzierungstrick greifen, bei dem die Möglichkeiten des US-Steuersystems ausgereizt werden?Im Prinzip eignen sich (fast) alle städtischen Immobilien und Anlagen (z.B. Kraftwerke, Straßenbahnwagen, Rechenzentren, Flugzeuge, Krankenhäuser, Gas- und Stromentze, Müllverbrennungsanlagen) für derlei Leasing-Geschäfte, vorausgesetzt, die jeweilige Aufsichtsbehörde (z.B. die Kommunalaufsicht) erlaubt das Geschäft. Die Grundkonstruktion des US-Cross-Border-Leasing scheint zunächst relativ einfach, in Wirklichkeit aber besteht sie aus einer komplexen Struktur vertraglicher Abhängigkeiten mehrerer Beteiligter. Allein die Komplexität der Vertragsverhältnisse eines US-Cross-Border-Leasing erzeugt Risiken. Arbeitnehmervertreter in Aufsichtsräten fragen sich ebenso wie betroffene Kommunalpolitiker, ob die Risiken beherrschbar sind und sie diesen Geschäften bedenkenlos zustimmen können. In dieser Situation soll der vorliegende Band in der Reihe betriebswirtschaftliche Handlungshilfen zur Aufklärung beitragen.
