    Self-Build Homes connects the burgeoning interdisciplinary research on self-build with commentary from leading international figures in the self-build and wider housing sector. Through their focus on community, dwelling, home and identity, the chapters explore the various meanings of self-build housing, encouraging new directions for discussions about self-building and calling for the recognition of the social dimensions of this process, from consideration of the structures, policies and practices that shape it, through to the lived experience of individuals and households. Divided into four parts – Discourse, Rationale, Meaning; Values, Lifestyles, Imaginaries; Community and Identity; and Perspectives from Practice – the volume comes at a time of renewed focus from policy managers and practitioners, as well as prospective builders themselves, on self-build as a means for producing homes that are more stylised, affordable and appropriate for the specific needs of households. It responds to recent advances in housing and planning policy, while also bringing this into conversation with interdisciplinary perspectives from across the social sciences on housing, home and homemaking. In this way, the book seeks to update understandings of self-build and to account for housing as a distinctly social process.

    Expanding Fields of Architectural Discourse and Practice presents a selection of essays, architectural experiments and works that explore the diversity within the fields of contemporary architectural practice and discourse. Specific in this selection is the question of how and why architecture can and should manifest in a critical and reflective capacity, as well as to examine how the discipline currently resonates with contemporary art practice. It does so by reflecting on the first 10 years of the architectural journal, P.E.A.R. (2009 to 2019). The volume argues that the initial aims of the journal – to explore and celebrate the myriad forms through which architecture can exist – are now more relevant than ever to contemporary architectural discourse and practice. Included in the volume are architectural practitioners, design researchers, artists, architectural theorists, historians, journalists, curators and a paleobiologist, all of whom contributed to the first seven issues of the journal.     Housing matters, no matter when or where. This volume of collected essays on housing in colonial and postcolonial Africa seeks to elaborate how and why housing is much more than an everyday practice. The politics of housing unfold in disparate dimensions of time, space and agency. Depending on context, they acquire diverse, often ambivalent, meanings. Housing can be a promise, an unfulfilled dream, a tool of self- and class-assertion, a negotiation process, or a means to achieve other ends. This volume analyzes housing in its multifacetedness, be it a lens to offer insights into complex processes that shape societies; be it a tool of empire to exercise control over private relations of inhabitants; or be it a means to create good, obedient and productive citizens. Contributions to this volume range from the field of history, to architecture and urban planning, African studies, linguistics, and literature. The individual case studies home in on specific aspects and dimensions of housing and seek to bring them into dialogue with each other. By doing so, the volume aims to add to the debate on studying urban practices and their significance for current social change.

    This paper documents that the housing cycle, measured by the residential investment share, is a strong in-sample and out-of-sample predictor for the dollar up to twelve quarters. Housing construction is negatively associated with risk premia in equity and bonds, but positively with foreign currency premia. We study a model with external habit preferences over tradable nonhousing consumption only, which implies counter-cyclical SDF volatility and procyclical demand for nontradable housing consumption. The predictability for excess returns in foreign currencies and other assets arises endogenously. The currency predictability is robust to a host of additional checks and holds for other G10 currencies

    Home ownership is the largest component of wealth for most households and its intergenerational transmission underpins the production and reproduction of economic inequalities across generations. Yet, little is currently known about ethnic differences in the intergenerational transmission of housing tenure. In this paper we use linked Census data covering 1971-2011 to document rates of intergenerational housing tenure mobility across ethnic groups in England and Wales. We find that while home ownership declined across all ethnic groups during this period, there were substantial differences between them. Black, Pakistani and Bangladeshi households experienced the strongest intergenerational link between parent and child housing tenure, and Black individuals had the highest rates of downward housing mobility. In contrast, those of Indian origin had homeownership rates similar to White British families, and a weaker link between parent and child housing tenure. These patterns are likely to exacerbate existing gradients in other dimensions of ethnicity-based inequality, now and in the future.

    Housing costs across the nation and in Greater Boston are rising, and many policymakers have turned to Inclusionary Zoning (IZ) in an attempt to dampen these effects on their lowest-income residents. Yet design and implementation of IZ policy remains haphazard and often is not well-grounded in prospective analyses of its potential effects. We combine evidence from quantitative financial models and qualitative interviews to create guidelines for the design of IZ policy. We apply our analytic framework to two Greater Boston cities’ economic, political, and administrative environments: Revere and Lynn. We identify the potential for various policy levers to create affordable housing, and address the risks and limitations of IZ policy. We find that IZ policies are most effective when targeted at affordable rental units for low to moderate income residents, but IZ alone is unlikely to produce a substantial number of units priced for extremely low income households. Even appropriately-targeted IZ policies are unlikely to be successful without positive incentives, such as eliminating parking requirements and adding density bonuses, and are limited by their reliance on market conditions. Therefore IZ may not be appropriate for every community. Ultimately, we conclude that to realize the potential benefits of IZ, planners and policymakers must carefully tailor IZ policies to their local and regional context and supplement them with other affordable housing production policies

    This paper provides a comprehensive assessment of household debt dynamics in Malta between 2010 and 2020. Drawing on the Household Finance and Consumption Survey, it argues that a process of financialisation of the household is underway on the Maltese islands, primarily via the mortgage market. This process is characterised by (i) financial extension, in which more households partake in mortgage finance in their entry to homeownership, and (ii) financial intensity, in which households accumulate more debt in accessing the property market. In explaining this process, I claim, firstly, that mortgage finance represents an 'alternative' channel to older dominant institutional entryways to homeownership. Secondly, Maltese households are engaging in financial intensification in order to stretch their purchasing power in the property market, and possibly to maintain a standard of living comparable to older generations'. While this is the case for the average Maltese household, results point to some heterogeneity across different households, as younger and lower-income households are relatively more indebted, though the latter are also being driven out of the property market in the context of rising property prices. The paper sets out a novel agenda for scholarship in the Maltese context, namely to put under scrutiny the increasingly central place of finance in Maltese society.

    Despite being one of the smallest countries in the OECD, Israel is marked by significant socio-economic disparities, which have a clear spatial dimension. Ethnic and religious groups with weak socio-economic outcomes are not benefitting from the thriving high-tech sector in the centre of the country. As a result, there is a persistent lack of employment opportunities in the peripheral areas alongside skills shortages in the dynamic centre. Inequalities between municipalities are the highest in the OECD. Moreover, the current pandemic has hit poorer Haredi neighbourhoods particularly hard. The government should reduce barriers that prevent segments of the population from fully participating in the economic process and give everyone a similar chance to succeed, regardless of where he or she was born. This will require equal access to high-quality education, affordable housing, reasonable public transportation and improved urban planning in every municipality to reduce spatial divides and segregation of disadvantaged households. Local authorities can play a significant role, since good municipal government and effective policies to achieve national priorities are the best means to improve the outcomes of residents of poor areas.

    Like other macroeconomic variables, residential investment has become much less volatile since the mid-1980s (recent experience notwithstanding.) This paper explores the role of structural change in this decline. Since the the early 1980s there have been many changes in the underlying structure of the economy, including those in the mortgage market which have made it easier to acquire a home. We examine how these changes affect residential investment volatility in a life-cycle model consistent with micro evidence on housing choices. We find that a decline in the rate of household formation, increased delay in marriage, and an increase in the cross-sectional variance of earnings drive the decline in volatility.
